Builder cleaning is not the same as move-in ready. Here's what that means and what to do about it.
Most Pasco County builders — Lennar, Pulte, Taylor Morrison, D.R. Horton — include a basic post-construction clean before closing. What this typically means in practice:
What it rarely includes: inside cabinets, inside appliances, grout lines, vents, the tops of door frames, window tracks, or the garage. And "wiped down" in builder terms often means a single pass — not the scrubbing a lived-in-ready home needs.
Grout is the most urgent thing. New grout in your tile work, shower, and floors is porous and will permanently absorb dirt if not sealed and cleaned properly within the first few months. Don't wait on this.
The sandy soil throughout Pasco County — especially in newer developments built on former farmland — creates fine particulate that gets into everything during construction. Epperson, Mirada, and Watergrass in particular are built on land that was recently developed, meaning the soil is loose and tracked everywhere during construction phases.
Add Florida wind, the open-door nature of construction sites, and multiple crews working simultaneously, and new builds here accumulate more construction dust than in many other parts of the country.
Ideally: after your final walkthrough, before your furniture is delivered. A new construction clean is much faster and more thorough when the home is empty. Once furniture is in, cleaning becomes a standard deep clean — more work, more time, higher cost.
